Controversy brews as plans for 50 new homes in a Pembrokeshire town have been rejected, despite urgent calls to delay the decision. South Meadow Homes Ltd had their sights on building on land north of Gibbas Way, but Pembrokeshire County Council’s planning committee wasn’t convinced. At the heart of the debate? Financial contributions and environmental regulations. 📑

The developers were ready to create a mix of properties, including 10% affordable housing, but the council wanted commitments totalling £66,321.74. This included funds to help local schools and improve active travel. 🌱📚 While the developers have been flexible about fulfilling these obligations, new nitrate guidelines have thrown a wrench in the works. With Pembrokeshire tackling nitrogen levels, a significant chunk of future developments is on ice until they can prove they’ve got it under control. 🚦

Councillors were all ears as agent Guy Thomas argued that all they needed was some time to sort out the nitrate issues. But with demands piling up, he questioned why their project faced immediate rejection while others were allowed more time. 🤔
It was a tense November meeting where the council voted 11 to one to reject the plans, with one abstention. Cllr Simon Hancock stated that in its current form, the plan just couldn’t be greenlit.
