A significant new chapter is beginning for a prominent industrial site in Blaenau Gwent, as plans have been unveiled for the regeneration of the former Tillery Valley Foods factory. The property, located at the Cwmtillery Industrial Estate near Abertillery, has recently changed hands in a deal worth £1.25 million. The site, which covers seven acres and boasts over 116,000 square feet of floorspace, is now set for an ambitious redevelopment project by Industruct, a commercial property management firm based in Leeds.

The factory was once a key local employer, with Tillery Valley Foods serving as a mainstay in the area’s food production sector. However, in 2023, the company went into administration, resulting in the unfortunate loss of 200 jobs and leaving the community facing the prospect of a major employment void. The closure marked the end of an era, yet recent developments provide a sense of hope for economic recovery in the region.

Following a period of marketing by Knight Frank, a global property agency with an office in Cardiff, the site was purchased by Industruct as its first venture into south Wales. Previous owners Cable Property Management appointed Knight Frank to manage the sale. The acquisition has been welcomed as a positive signal for the long-term potential of industrial growth in Blaenau Gwent.
Neil Francis, who leads Knight Frank’s logistics and industrial division in Cardiff, stressed the value of this move for the local community. “When Tillery Valley Foods closed its doors two years ago, it represented a major blow to Abertillery and its residents. However, with Industruct stepping in to redevelop the factory, there is renewed optimism that new opportunities and investment will follow. Industruct’s expertise in revamping commercial properties bodes well for the site’s future prospects,” he said.
Industruct has wasted little time in getting started. According to Ceri Hartnell, the company’s head of asset management, extensive refurbishment works are already underway. Hartnell confirmed that the goal is to transform the current building into a series of flexible and modern industrial units, catering to a variety of business needs. Units will reportedly be available from 5,000 square feet upwards, providing suitable options for both local enterprises and businesses considering relocating to the area.
Hartnell added, “We’re committed to providing modern, well-equipped industrial spaces, tailored to individual requirements. This project is about creating a flexible environment where both existing and incoming businesses can sense that their operational needs will be met. We welcome discussions with prospective tenants and are open to reconfiguring the space to suit their unique requirements.”
The strategic location of Cwmtillery Industrial Estate, just two miles north-east of Abertillery, adds further appeal to the redevelopment. Transport links and proximity to local communities are likely to make the refurbished site a compelling option for manufacturers, logistics companies, and other industrial tenants.
Observers in the local business and property sectors have noted that demand for flexible industrial space in the south Wales valleys has grown steadily, especially as more small and medium enterprises seek accommodation that can adapt to evolving commercial landscapes. The redevelopment is thus seen not only as a recovery from the site’s recent downturn but also as an opportunity to reposition Abertillery as an industrial hub in southeast Wales.
As the project progresses, many will be watching how Industruct’s approach to reviving the old factory brings new life, jobs, and investment to an area that has faced its share of economic challenges. For now, the community awaits the tangible results of this substantial investment, hoping that the redevelopment will catalyse a broader local resurgence.
